RENT DUE DATE
Rent is due on the FIRST (1st) of each month. Make checks payable to “Brighton Henrietta Storage”. Rent should be mailed to: Brighton Henrietta Storage at 3255 Brighton Henrietta Town Line Road, Rochester, NY 14623. Please be sure to note your storage unit number on any payments or correspondence.
Rent is Late if not paid within five (5) days of the due date. Late fee is $25.00 per month.
This is a one-time $30.00 fee due prior to Occupant being granted access to the facility. This fee is non-refundable.
Units are overlocked and charged a $15.00 fee when not paid within ten (10) days of the due date. The overlock will not be removed unless the account is paid in full. Overlocks will be removed within 72 hours after the account has been paid in full and the payment has posted.
Lien execution and auction proceedings commence approximately at thirty (30) days of delinquency.
Units are to have only one lock on the unit. Although there is a space for two locks, Occupant is only allowed to have one lock on the unit to allow the Manager of the facility to place a second lock on the unit if necessary. If the Occupant has a second lock on the unit then the Manager may remove the second lock and Occupant will be charged $75 for the removal.
Hazardous Materials are not allowed within the facility and are not permitted to be stored in your unit. Manager may enter any unit without liability in order to remove materials identified as Hazardous and secure the unit when complete. Occupant will be charged the Lock Removal Fee and the Lock Rental Fee. Occupant shall pay for any cost associated with the disposal of the hazardous materials.
Illegal dumping of any item on or around the property, in the dumpsters located on the property or items abandoned inside the storage unit will be prosecuted. All costs related to the illegal dumping shall be charged to the Occupant. Occupants are responsible for removing all items brought to the property at their own expense. The dumpsters located on the property are not for use by Occupants.
The facility will provide snow plowing services to keep the pathways and parking area free from excessive snow and ice. Occupant should use caution when moving about the property in snow and icy conditions.
Occupants are responsible for maintaining the moisture inside the storage unit. Brighton Henrietta Storage assumes no liability for water damage, excessive moisture or humidity, leaks, flooding, etc.
The facility will maintain basic extermination services for the property. Occupants are responsible for protecting their storage unit and contents from rodents and pests. Brighton Henrietta Storage assumes no liability for rodent damage or any other condition resulting from pests or rodents.
We do NOT insure your property. If you need Insurance for the contents of your storage unit, it is your responsibility to consult your insurance agent for coverage advice. If an event should occur that causes damage to the facility, the contents of your unit will not be covered by the Facility Owner’s insurance.
NOTICE TO VACATE
Your Lease Contract requires thirty (30) days notice that you are vacating. Notice must be given prior to the 1st of the month in which you intend to vacate. Rent is due for the entire final month regardless of the date you vacate. Your final month will not be charged on a pro-rated daily basis.
CONDITION OF UNIT UPON VACATE
You are required to leave your storage unit clean, broom swept and free of any items or debris upon vacating. Failure to leave the unit in this manner will result in your responsibility to pay additional cleaning charges.
LOCK REMOVAL UPON VACATE
Upon vacating your unit you must remove your lock from the unit. Failure to remove the lock at the time you vacate will result in the continuance of rent until such time you remove your lock from the unit.
